15-minute buyer shortlist

Turn Richardson from "maybe everywhere" into three smart places to tour.

Most buyers start with listings and work backward. This page does the opposite: pick the life pattern first, then find homes that fit it.

The worksheet

Answer these in order. Do not start with pretty kitchens.

This is meant to be fast. If you get stuck, write your best guess and keep moving.

01

What has to be easy every week?

Pick up to three: commute to Dallas, commute to Plano, DART, school boundary, UT Dallas, parks, restaurants, family nearby, airport access, dog walks, quiet streets.

02

What kind of home can you actually live with?

Choose your tolerance for older systems, smaller bedrooms, renovation work, HOA rules, yard size, garage needs, and busy-street tradeoffs.

03

What would make you regret the location?

Traffic noise, longer school drive, no sidewalks, limited restaurants, heavy HOA, small lot, no transit, older plumbing, flood/drainage questions, or too much renovation.

Fast match

Start with these three lanes.

Leafy and established

Start with: Canyon Creek, Prairie Creek, Cottonwood Creek, The Reservation.

Ask about: foundation history, drainage, roof age, sewer line, and how often renovated homes actually hit your budget.

Central and practical

Start with: Richardson Heights, Heights Park, Yale Park, Greenwood Hills.

Ask about: street noise, remodel quality, layout constraints, and how quickly you need to move when a clean home appears.

Convenient and low-friction

Start with: CityLine/Galatyn, Sherrill Park, Duck Creek, Breckinridge side.

Ask about: DART/turnpike access, HOA rules, parking, commute direction, and exact school assignment.

Tour scorecard

Score every home the same way.

Use a simple 1-5 score. A home with great photos but weak scores should not jump the line.

Commute/5
School/address fit/5
Street feel/5
Condition risk/5
Layout/5
Resale confidence/5
